Shared ambition.
Building value together.

Interested in the way we approach property? We welcome conversations with potential funding and joint-venture partners who share our focus on quality and long-term value.

We start with your investment goals, available capital and preferred level of involvement. We’ll talk through our approach and explore opportunities that fit your priorities, whether that’s regular income, long-term growth or a combination of both.

Terms, interest and security +

Investment terms are tailored to the amount invested, the agreed term and your preferred interest arrangements. Interest retained in the investment compounds annually. For larger investments, a second charge over an agreed property may be available, subject to lender consent and legal documentation.

Capital and interest are at risk. Security is not available for every investment and does not guarantee repayment. A second charge ranks behind the first-charge lender.

Joint Ventures

Your capital.
Our hands-on expertise.

You provide the agreed funding. We source the property and oversee the refurbishment, then coordinate letting and assess suitable refinancing options. Ownership, responsibilities and cashflow shares are agreed before the project starts.

  • You fund the agreed acquisition and project costs
  • We lead sourcing and development delivery
  • Ownership and cashflow splits agreed in advance

Funding requirements vary by project. The budget must cover acquisition, refurbishment, professional fees, finance costs and a contingency.

How does refinancing work? +

We assess a suitable HMO or buy-to-let mortgage route with a qualified broker. Lending depends on the property, valuation, rental income and borrower. Refinancing, its timing and the amount of capital released are not guaranteed.

How much funding does a joint venture need? +

Every project has its own funding plan. We explain the acquisition deposit, refurbishment budget, professional fees, tax, furnishings, licensing and contingency before agreeing the deal. Borrowing and finance costs are assessed separately; there is no single funding figure that fits every property.

The thinking behind the model

Our Property Strategy

We research an area before searching for a property, looking for evidence of demand for the type of home we plan to create.

Why Yorkshire?

Yorkshire is our focus. We assess locations around major employers, hospitals and transport links, using local research to understand demand and the quality of existing accommodation.

We assess en-suite and studio-style rooms against local enquiries, rental listings and the requirements of each property. We do not assume that a national trend will work in every town.

Why HMOs?

HMOs create several rental income streams within one property, offering the potential for stronger cashflow than a single let. Income is spread across individual rooms, so one vacancy doesn’t stop rent coming in from the others. We focus on the net return, assessing rental demand alongside refurbishment, finance and running costs.

We assess refurbishment, finance, management, utilities, maintenance and vacancy allowances alongside the rent forecast. A strong gross rent figure alone does not establish a profitable deal.

Maximising Space

We look beyond the existing layout, exploring extensions and reconfiguration where suitable to create additional rooms, improve shared spaces and unlock potential rental income and property value. Every proposal is assessed against local requirements, build costs and the quality of the finished home.

Looking ahead to planning changes.

We currently focus on suitable properties outside HMO Article 4 areas, checking the planning position before acquisition. Where permitted, this can provide a route to establishing lawful HMO use before tighter local controls are introduced.

If future restrictions constrain new supply, established HMOs may become more attractive to investors. We treat that as potential upside, while assessing each deal on its rental demand, costs and performance today.
